Content

After the closure of the Herzogenrath production site of the Schmetz company about three years ago, it is necessary to transfer the building and open space structures of the company premises, which have grown over almost 170 years, into a new usage situation. In the area of conflict between the growing demand for commercial space, the existing pressure on housing, the proximity to the RWTH and other development options, new impulses are to be given in the planning area, which on the one hand will test innovative approaches and at the same time pay the necessary respect to the historical stock.

The site, which covers 4 hectares, is located close to the city centre, directly opposite the Herzogenrath railway station. At the same time, the area is characterised by a strong topography - it is traversed by a massive height offset, which determines the position of the existing buildings in relation to each other, but is also of central importance for future development and development scenarios. This offers exciting views and potential for possible uses.

The well-connected location of the site and its spatial potential allow for a variety of development perspectives, which are to be explored in the context of the bachelor thesis. The conceptual focus is on the question of how sustainable use concepts can be implemented, taking into account different requirements for living, working and living spaces: Mixed-use scenarios are to be provided for, which are to be thought about commercial use, different forms of housing, leisure uses and university uses. Ideas are also sought for how synergies can be achieved for users within the neighbourhood via communal facilities and implemented spatially. All in all, the development of high-quality building blocks is expected, which will create a new attractive address in the historical surroundings.
